RERA REGISTRATION CERTIFICATE
Verifies project is legally registered with the Real Estate Regulation & Development Act ensures Builder complies with project delivery timelines.

APPROVED BUILDING PLAN
Issued by the local Municipal Authority verifies that the construction layout is approved and complies with local zoning laws.

TITLE DEED
Proves the Builder legally owns the land and has the right to develop it. Check the Title Search Report to trace ownership history for the past 30 years.

COMMENCEMENT CERTIFICATE
The official permission from local authorities allowing the Builder to begin construction work.

COMPLETION CERTIFICATE
Issued to the Builder by local Municipal Authority or Urban Development body. In your region, entities like the Pune Municipal Corporation (PMC) or Pimpri Chinchwad Municipal Corporation (PCMC) provide this document after verifying that the building matches the approved sanctioned plan.

OCCUPANCY CERTIFICATE
Issued by the Municipal Corporation once the building is safe to inhabit. Do not take possession without the OC.

ENCUMBRANCE CERTIFICATE
Request this from the sub-registrar office to ensure the land is free from any monetary liabilities, unpaid loans or legal disputes.

BUILDER BUYER AGREEMENT
A legally binding contract outlining payment schedules, penalties for delayed possession, carpet area and specifications of the unit.

NO OBJECTION CERTIFICATES
Ask the builder for NOCs from the Environment Board, Water Board, Electricity Board and Airport Authority (if applicable).

CONVERSION CERTIFICATE
Ensures the land was legally converted from Agricultural to Residential or Commercial use.
